RENTAL RULES
Landlord Obligations
- The Landlord will provide the Tenant with the Property furnished and described in this Agreement.
- The Landlord will ensure that the property is in good working order.
Tenant Obligations
- The main renter must be aged 25 or over and be present during the stay. The renter is responsible for the actions of any other person on the rental premises. Only registered guests who are included in the booking are permitted to stay at the chalet.
- The tenant must not use the rented building as its principal residence.
- The tenant agrees to leave the premises in the same condition as on arrival.
- The maximum number of occupants is 12 people in total. The tenant agrees to always respect the maximum capacity of occupants allocated to the chalet under penalty of eviction, without refund, if this capacity is exceeded. This maximum capacity must include visitors sleeping or not at the chalet.
- The tenant undertakes to use the furniture and objects in the rented building according to the use for which they are intended and, in the places where they are located. It is strictly forbidden to move furniture and objects, both inside and outside the chalet.
- The tenant must notify the landlord as soon as he becomes aware of a defect and/or breakage of equipment or furniture in the building. Any misuse or use not attributable to normal wear and tear of the building or its property causing stains, breakage or defects will be repaired or replaced entirely at the tenant's expense.
- The tenant is responsible for the general cleaning and maintenance of the rented premises during the term of the rental agreement.
- The tenant is aware that the chalet is serviced by a septic tank. He undertakes not to throw anything in the sinks, toilets and showers likely to obstruct the pipes, failing which, the costs incurred for the re-commissioning will be entirely invoiced to the tenant. (Including: wipe, handkerchief, sanitary napkin, hand towel, condom, etc.).
- The tenant is aware that the chalet is served by a well and agrees to make use of it accordingly. A reasonable use of water means not running many appliances (washing machine + dishwasher + shower) at the same time and respecting a delay between the use of showers. If there is excess, it is possible that the chalet lacks water for a certain period and that this damages the well. Improper use of water consumption and/or failure to respect the reception capacity could cause the well to dry up and therefore damage to the system will be charged to the tenant.
- The tenant understands that it is strictly forbidden to smoke of any type inside, under penalty of eviction without refund and loss of the security deposit.
- The tenant must allow access to the premises at all times to the lessor or any person designated by the lessor to inspect the premises and to carry out urgent work necessary to maintain the leased premises and its equipment in good condition, including the snow removal from parking lot and balconies.
- The tenant understands that there could be a delay regarding snow removal from the parking lot and balconies depending on weather conditions and the availability of snow removal companies.
Parties, camera surveillance
- No party is allowed in the chalet under penalty of expulsion without refund.
- Exterior surveillance cameras and noise detectors are installed to ensure compliance with the regulations of this contract. The cameras do not target the spa area to protect the privacy of the tenant.
- The tenant agrees to maintain a reasonable noise level in the building and to ensure that all occupants also respect it.
- By-law #657-2021 of the municipality of Saint-Côme prohibits any outdoor activity that may generate noise from 11:00 p.m. until 8:00 a.m. the next morning. A single warning will be sent to the tenant before eviction without refund.
Animals
- Animals are not allowed, both inside and outside the property. If the presence of animals is confirmed during the stay, the security deposit will be kept by the landlord. In addition, the costs incurred by any damage caused and any cleaning required due to animals will be charged to the tenant.
Barbecue
- A propane BBQ is available (propane included). If you run out of propane during your stay, it's up to you to change the tank or refill it at your own expense to continue enjoying it.
- It is forbidden to burn wood or any other material in the BBQ. The grid must be cleaned after use (do not leave food or any other waste on it) and the tank must be closed after each use to prevent leaks. The amount of filling the cylinder will be deducted from the security deposit if it empties through negligence.
- From October 30th to April 30th inclusively, the BBQ IS NOT AVAILABLE.
Heating and air conditioning
- In order to save energy and avoid equipment breakdown due to overuse, please close all doors and windows when the heating or air conditioning is on.
- Do not use the heating if the air conditioning is on or vice versa.
- The air conditioning on the first floor and on the garden level works using the white remote control.
- Do not lower the air conditioner temperature below 22℃.
- Do not increase the temperature of electric baseboard heaters above 20 degrees Celsius.
- The air conditioning can function as heating with mode #4 (sun). Please use it as needed and adjust the temperature between 22℃ and 25℃.
Kitchen
- The kitchen counter is made of quartz and can be damaged by heat, the use of knife blades directly or staining substances (ex. red wine, turmeric, etc.). Please always use a trivet, coaster or cutting board.
Fire pit, outdoor fires and fireworks
- The indoor fireplace must be closed when the tenant is not on the premises and at night. It is forbidden to leave the fireplace lit unattended. It is forbidden to use the indoor fireplace between May 1 and October 15 inclusively.
- Outdoor wood fires are permitted only in the designated area. Avoid making too big a fire and make sure to put it out completely when you are done admiring it. You must bring your wood to make a fire outside. DO NOT USE JOBS BARK TO START YOUR FIRE. A fee of $200 will be deducted from your security deposit in the event of non-compliance.
- The tenant must respect the restrictions of the municipality of Saint-Côme regarding outdoor fires.
- It is forbidden to use fireworks on the premises of the property.
SPA
- The tenant agrees to respect the following regulations of the spa:
- Do not add any products/substances to the spa other than those supplied by the landlord.
- An adult must always supervise spa use.
- Never let children open the spa, or handle the screen or cleaning products.
- Do not use hard dishes, glass, or glass bottles around and in the spa. Food in the spa is prohibited.
- Maintain the spa temperature at all times between 95 and 101 degrees F in the summer and between 98 and 101 degrees F in the winter.
- Always turn off the water jets before closing the spa cover.
- Always close the spa cover when not in use and secure the clips.
- Any malfunction of the spa must be reported immediately to the lessor.
- Take a shower before using the spa and do not enter the spa if you have massage oil or sunscreen on your body.
- Do not sit or lie on the spa cover.
- In the event that the spa breaks during the stay due to improper use by the tenant and/or occupants, the total amount of the security deposit will be kept by the landlord.
Internet
- Internet is included in the cost of rent.
- The quality and speed of the internet vary according to various factors (number of users, type of use, weather conditions, etc.) and therefore the landlord does not assume any compensation in connection with this service.
Parking
- Parking is included in the cost of rent.
Security and others
- It is forbidden to lean on the ramps (exterior balcony and interior staircase).
- Frying is strictly prohibited, both inside and outside the building.
- Only electric fondue sets are authorized. Thus, it is forbidden to use oil or gel fondue devices. Note that two fondue sets are available at the chalet.
- Candles are strictly prohibited.
- The doors of the building must be closed at all times to prevent the infiltration of insects and animals.
- The use of the single/twin bunk bed is reserved for a person not exceeding 400 lbs on each floor. For the double/full bunk bed, the total weight per tier must not exceed 400 lbs.
- Please do not take the white towels, sheets and blankets out of the chalet.
- Avoid bringing glass outside.
- We provide certain products in small quantities to help you out. When these reserves are exhausted, it is up to you to replace them according to your needs for the rest of your stay. Here is the list of these items:
- Dish soap;
- Toilet paper, paper towels, and tissues;
- Small white garbage bag and blue recycling bag.
Price and payments
- The price is subject to the lodging tax (3.5% of the overnight stay for a stay of less than 32 days) and the GST/QST. The landlord collects them with the amount of the rental and must pay them back.
Security Deposit
- You will have to make a security deposit of $1000 two days before your arrival.
- The purpose of the security deposit is to guarantee any damage to the rented property, the movable property at its disposal, to guarantee compliance with the present conditions of rental of the chalet as well as the municipal regulations. The refund of the security deposit is made within 5 days of departure, following the visit of the cleaning lady. However, if the inventory on leaving does not conform to the initial inventory, the time limit for returning the security deposit will be extended to 3 months. Repair, replacement and/or additional cleaning costs will be deducted from the security deposit before it is returned. In the event of a dispute, management fees at the hourly rate of $50 plus applicable taxes will be charged in addition to the repair and/or replacement and/or additional maintenance costs.
By-law # 657-2021 to regulate tourist residences in the City of Saint-Côme
The following articles of BY-LAW # 657-2021 aiming to regulate the tourist residences of the City of Saint-Côme and form an integral part of this rental contract.
The spa water is tested before each rental and must be left as clean as on arrival. If it is necessary to change the spa water following your stay, a fee of $250 will be deducted from the security deposit
Any breakage or damage to the spa will incur additional charges which will be deducted from the security deposit.
ARTICLE 11: OBLIGATION TO PROVIDE A LIST OF BOATS AVAILABLE FOR TENANTS
When applicable, landlords must provide a list of available boats to tenants and include this list in their rental regulations. **(Please note that this article does not apply to this rental agreement).
ARTICLE 13: PETS
Pets are the responsibility of the Rental Sponsor, and must be kept on a leash or attached to a fixed point at all times when outside. Dogs must have a valid license from a competent authority. Under no circumstances may a tourist residence accommodate more than 4 dogs simultaneously. **(Please note that pets are prohibited under this rental agreement).
ARTICLE 14: PROHIBITION OF CAUSING NOISE LIKELY TO DISTURB THE PEACE OF THE NEIGHBORHOOD
It is strictly forbidden to produce or allow to produce noise likely to disturb the peace of a neighbor or the neighborhood.
ARTICLE 14.1: PROHIBITION ON THE USE OF FIREWORKS
It is forbidden for the rental sponsor or any occupant to use fireworks at any time.
ARTICLE 15: END TIME OF OUTSIDE ACTIVITIES
At all times, the occupants of a tourist residence must cease any outdoor activity that may generate noise from 11:00 p.m. until 8:00 a.m. the next morning.
ARTICLE 16: CAMPING, TRAILERS, TENT TRAILERS AND OTHER RECREATIONAL VEHICLES
It is strictly forbidden, when renting a tourist residence on the territory of Saint-Côme, to install one or more tents, trailers, tent-trailers and other recreational vehicles on the rental land, or any other land near.
It is also prohibited to use accessory buildings for accommodation purposes.
ARTICLE 17: NAUTICAL ACTIVITIES AND BOATS
It is forbidden for any occupant or renter to launch, on all bodies of water of the Municipality of Saint-Côme, their boat, rowboat, canoe, kayak, pontoon or any other personal, rented boat, or borrowed, with the exception of boats provided by the lessor.

IMPORTANT NOTES:
- Please buy some dry wood if you wanna use the interior/exterior fireplace.
- DO NOT TOUCH THE TV (USE THE HDMI SWITCH THAT WE INSTALLED TO PLUG YOUR DEVICES).
- It is forbidden to use the indoor fireplace between May 1 and October 30th inclusively.
- From October 30th to April 30th inclusively, the BBQ IS NOT AVAILABLE.
- We offer the Nespresso machine for coffee, but please bring your own pods.
- The spa has a maximum limit of 6 person. PLEASE TAKE A SHOWER BEFORE GOING IN THE SPA.
- THE CHALET IS A SMOKE-FREE ZONE. SECURITY DEPOSIT WILL AUTOMATICALLY BE HELD AND FINES OF MINIMUM 500$ WILL BE GIVEN DEPENDING ON THE DAMAGE.
- NO PARTIES ARE ALLOWED ON PREMISES.

Canoe usage (MAXIMUM CAPACITY OF 2):
1) Find the lock box that's located on the door handle of the shed.
2) Enter the code ---- to open the lock box and obtain the key.
3) Unlock the lock that located under the canoe to free the canoe.
4) Make sure to bring the safety jackets + boat safety kit from the blue bag located on the shelf of the mud room.
WHEN canoe usage is done:
1) Put back the canoe and the paddles exactly the same way as shown in the picture.
2) Lock the canoe with the steel cable to secure it and put back the key in the lock box.
3) Make sure to dry the safety jackets then put them back in the blue bag with the boat safety kit in the mud room.
Security:
- For your protection and ours, we have security cameras on the outside of the home. There are NO CAMERAS INSIDE the house.
Trash:
- When you take out the trash, MAKE SURE IT IS BAGGED AND TIED. The pickup crew will charge $50 if it is not and we don’t want to have to charge you for that.
Septic system & Artesian well:
- Please do not flush anything in the toilet. You can dispose of the trash and toilet paper directly in the garbage bin next to the toilet. Please have a little conscience of the use of the water since it comes directly from nature and it's not an unlimited amount.
Cleaning Crew:
- We will send check-out instructions through Airbnb in the morning of your leave. Please follow them. If the cleaning crew is greeted by an overwhelming mess, they will charge for additional cleaning. It is extremely rare, but please help us all avoid it by following the instructions.
BEFORE LEAVING
Please leave the house in a similar condition to when you arrived. By following these simple steps, you will avoid additional cleaning fees:
- DO NOT REMOVE LINENS FROM THE BEDS & PILLOWS
- Make sure there's no waste outside near the spa, all protective covers are on the exterior furniture's, the water level of the spa is above the jets (if not let me know) and that the cover is well closed.
- Put all the towels, washcloths, dishcloths and dish towels used in the bathroom downstairs.
- Please take any leftover food with you or just toss it in the trash.
- Put all dishes in the dishwasher and run it. When the cycle is done, put back all dishes in the kitchen cabinets and cupboards.
- Make sure you do not leave any personal belongings behind. We are not responsible if something is lost.
- Please secure all trash bags tightly & place them in trash/recycle bins (DO NOT PUT TRASH IN THE COMPOST & RECYCLE BIN).
- Clean the BBQ grills if they have been used. Empty the grease tray in the GARBAGE and ensure that the propane tank is closed.
- Please remember to close and lock all doors and windows.
- Please shut off the lights.
- Make sure that the A/C is off.
- If you moved any furniture or belongings in the house, please put them back where you found them.
- Check out promptly at 11am. The cleaning crew will show up at 11:15am.
A fee of $50 per element not respected will be deducted from the security deposit/requested via Airbnb.
Failure to respect the departure time may result in late fees set at $50 per 15 minutes.
